What Documents Do You Need for a Business Loan Application?

LoanFit ProJul 8, 2026 7 min read

Why Documentation Matters

Your documents tell the story of your business. Lenders use them to verify revenue, assess risk, and determine how much you can borrow. Missing or incomplete documentation is one of the top reasons loan applications get delayed or denied.

Core Documents Every Lender Requests

1. Business Tax Returns (2-3 years)

Lenders want to see your full business tax returns — including all schedules and K-1s — for the past 2-3 years. This is non-negotiable for most traditional loans.

2. Personal Tax Returns (2-3 years)

If you're a majority owner (typically 20%+ ownership), expect to provide personal returns too. Lenders want to see your personal financial health.

3. Financial Statements

  • Profit & Loss Statement (Year-to-date + 2-3 years historical)
  • Balance Sheet (current)
  • Cash Flow Statement (if available)

4. Bank Statements (3-6 months)

Most lenders want 3-6 months of business bank statements. They look for:

  • Consistent revenue deposits
  • Sufficient cash reserves
  • No NSF (bounced) checks
  • Reasonable expense patterns

5. Business Debt Schedule

A list of all current business debts including:

  • Lender name
  • Original loan amount
  • Current balance
  • Monthly payment
  • Maturity date

Loan-Type-Specific Documents

SBA Loans

  • Business plan (required for SBA 7(a) startup loans)
  • Personal financial statement (SBA Form 413)
  • Affiliation statement
  • Statement of personal history (SBA Form 912)

Equipment Financing

  • Equipment quote or invoice
  • Equipment specifications (if used equipment)

Commercial Real Estate Loans

  • Purchase agreement
  • Property appraisal
  • Rent roll (if investment property)
  • Environmental report (if required)

Business Acquisition Loans

  • Letter of intent or purchase agreement
  • Target company financials (2-3 years)
  • Transition plan

Organizing Your Documents

Create a digital folder structure:

  1. Tax Returns — business and personal
  2. Financial Statements — P&L, balance sheet, cash flow
  3. Bank Statements — last 6 months
  4. Legal Documents — formation docs, operating agreement
  5. Loan-Specific — whatever your loan type requires

Red Flags That Slow Down Applications

  • Missing pages from tax returns (especially schedules)
  • P&L that doesn't match tax returns (explain any differences)
  • Bank statements with large unexplained deposits
  • Outstanding tax liens
  • Commingled personal and business finances
